 For the past two decades, GUERNSEY has been a leader in design/build. Our firm maintains a strong network of construction contractor-partners around the nation. We continually work to expand our network to include additional highly qualified construction firms with specific expertise. Through this network, GUERNSEY has built a long list of successful projects ranging in size from $100,000 to over $70 million.
GUERNSEY’s involvement in design/build is a result of our goal to provide the right solution to our clients’ needs. The benefits of the design/build delivery method include:
- Cost: The design/build process can save both time and money. The involvement of both the architect/engineer and the construction contractor from the very beginning allows the team to develop cost data much earlier in the process. This paves the way for quicker, more effective solutions to design concerns. It also allows the team to aggressively pursue “value engineering” ideas.
- Schedule: The design/build delivery process allows the design and construction phases to overlap in time. During the overlap, design and construction issues can be addressed more quickly, reducing the total project delivery time.
- Convenience/Communication: Design/build is more convenient for the owner. With a single point of responsibility, owners avoid getting caught in the middle between the design firm and contractor. Owners can address all questions and concerns with one point of contact and since the designer and the contractor are working as a team, they equally share accountability.
- Teamwork: All members of the design/build team share a common goal – customer satisfaction. Every team member has an opportunity to contribute during both the design and construction phases of the project.

In the design/build relationship GUERNSEY provides all the necessary architectural, civil, structural, mechanical and electrical engineering to support the team during the project.
