Land Services

Land ServicesWhen a major infrastructure improvement is planned, the first step is often the acquisition of right-of-way and the moving of interfering utilities. One dilemma that must be overcome is to acquire enough right-of-way to construct the project while impacting the adjacent property owners as little as possible. This often requires a detailed coordination between design and land services.

GUERNSEY understands the inherent needs for quality land services. Our staff integrates potential right-of-way and utility relocation issues into the design process from the initiation of the project. This aids in early identification of potential problems, for which there is often a design solution that will eliminate or reduce the impact all parties involved.

GUERNSEY’s right-of-way qualifications include:

  • Preliminary title and existing right-of-way research
  • Subordination mortgage activities
  • Right-of-way engineering and plans
  • Misery reports
  • Master addendum and/or Fair Market Value (FMV) studies
  • Warranty deed and easement document preparation
  • Final title research
  • Appraisals
  • Acquisition

Utility relocation services include:

  • Identification of affected utility owners
  • Distribution of construction plans
  • Relocation plan preparation
  • Utility field meetings
  • Review of relocation proposals
  • Field monitoring of relocation

Right-of-way and utility relocation services are provided for transportation projects, water and wastewater projects, the oil and gas industry and the electric power industry.
